Terms of Use Agreement

These Terms of Use govern access to and use of the Suudou platform (the “Platform”), operated by Gnakry Real Estate SAS, a simplified joint-stock company registered in the Republic of Guinea and headquartered in Conakry.

Suudou is a digital service that connects travelers, customers, and professional hosts—including hotels, residences, property agencies, and accredited individuals—for short-term accommodation bookings.

By accessing the Platform (website, application, or any other channel), you fully and unreservedly accept these Terms.

These Terms define the conditions under which:

• Users browse the Platform;

• Travelers search, reserve, and pay for accommodation;

• Hosting partners publish and manage listings on Suudou;

• Gnakry Real Estate SAS maintains performance, moderation, and security of the service.

• User: Any individual or legal entity using the Platform.

• Traveler: A User seeking to reserve accommodation.

• Host / Partner: A hotel, residence, real estate agency, or owner listing accommodation via Suudou.

• Reservation: The contract concluded between a Traveler and a Host through Suudou.

• Account: The personal space created on the Platform to access services.

• Platform: All sites, applications, and tools provided by Suudou.

Access is free for browsing and creating an Account. Certain features—such as listing management, marketing campaigns, or premium services—may require fees or commissions specified in separate commercial agreements.

By using the Platform, each User agrees to:

• Provide accurate information when creating an Account;

• Keep login credentials confidential;

• Avoid using the Platform for fraudulent or unlawful purposes.

Suudou is a technology intermediary. The Platform facilitates connections between Users but is not a party to reservation contracts concluded between Travelers and Hosts.

Gnakry Real Estate SAS:

• Improves listing visibility and streamlines booking and payment;

• Does not guarantee the availability, quality, or compliance of accommodations;

• Cannot be held liable for contractual disputes unless its fault is proven.

Hosts agree to:

• Provide accurate, current, and verifiable information about accommodations;

• Guarantee that listed properties are truly available;

• Comply with applicable legal standards (hygiene, safety, taxation, local permits);

• Maintain transparent cancellation policies;

• Treat Travelers with professionalism and care.

Any false information, lack of availability, or fraudulent behavior may result in suspension or termination of the partner Account.

Reservations made through Suudou are subject to the following terms:

• Rates are set independently by Hosts;

• Suudou serves as a secure payment intermediary with local and international financial partners;

• Commissions may be deducted from each transaction according to agreed contractual terms;

• Confirmations and receipts are issued electronically;

• Payments flow exclusively through approved channels. Suudou does not retain sensitive banking data.

Each Host defines a cancellation policy that appears on the listing.

For cancellations that comply with the policy, refunds are processed according to the Host’s stated procedures.

Suudou may suspend refunds in cases of suspected fraud or unresolved disputes.

Gnakry Real Estate SAS ensures the Platform’s technical reliability and safeguards data.

Suudou is not responsible for:

• Temporary interruptions caused by maintenance or updates;

• Losses due to improper use of the service;

• Inaccurate content supplied by Users;

• Disputes between Travelers and Hosts.

Suudou may act as a mediator during disputes but is not obligated to guarantee results.

All visual elements, trademarks, logos, interfaces, and content on the Platform are the exclusive property of Gnakry Real Estate SAS. Any unauthorized reproduction, distribution, or exploitation is strictly prohibited.

Hosts retain rights to their photos and descriptions but grant Suudou a non-exclusive license to display them on promotional channels.

Data collected through Suudou is processed in accordance with the Privacy Policy available at www.suudou.com/privacy.

Users may exercise rights of access, rectification, or deletion at any time by contacting [email protected].

Gnakry Real Estate SAS may suspend or delete a User Account in cases of:

• Non-compliance with these Terms;

• Suspicious or fraudulent activity;

• Breach of contractual obligations.

Because the Platform continually evolves, Suudou reserves the right to update features, pricing, or usage conditions, while informing Users of material changes.

These Terms are governed by Guinean law. Parties should first attempt amicable dispute resolution.

If no agreement is reached, the courts of Conakry have exclusive jurisdiction.
