These Confidentiality Policies and Terms of Use govern access to and use of the Suudou platform (the “Platform”), operated by Gnakry Real Estate SAS, a simplified joint-stock company registered in the Republic of Guinea with headquarters in Conakry.

Suudou is a digital marketplace that connects travelers and clients with professional hosts—such as hotels, residences, real estate agencies, and accredited individuals—for short-term bookings and stays. By accessing the Platform (website, application, or any other medium), you fully and unreservedly accept these Policies.

These Policies set out how:

• Users browse the Platform;

• Travelers search, reserve, and pay for accommodation;

• Hosting partners publish and manage listings through Suudou;

• Gnakry Real Estate SAS keeps the service operating safely, transparently, and responsibly.

• User: Any individual or legal entity using the Platform.

• Traveler: A User seeking to reserve accommodation.

• Host / Partner: A hotel, residence, real estate agency, or owner offering accommodation via Suudou.

• Reservation: The contract concluded between a Traveler and a Host through Suudou.

• Account: The personal space created on the Platform to access services.

• Platform: All websites, apps, and tools provided by Suudou.

Access to the Platform is free for browsing and creating an Account. Certain features—such as listing management, marketing campaigns, or premium services—may be subject to fees or commissions as outlined in specific commercial terms.

Every User agrees to:

• Provide accurate information when creating an Account;

• Maintain confidentiality of login credentials;

• Refrain from any fraudulent or unlawful use of the Platform.

Suudou operates as a technological intermediary. The Platform facilitates connections between Users but is not a party to the reservation contract formed between the Traveler and the Host.

Gnakry Real Estate SAS:

• Enhances the visibility of listings and streamlines booking and payment processes;

• Does not guarantee the availability, quality, or conformity of accommodations;

• Cannot be held liable for contractual disputes unless gross negligence is proven.

Hosts agree to:

• Provide accurate, up-to-date, and verifiable information about their accommodations;

• Guarantee real availability of listed properties;

• Comply with applicable laws and standards (hygiene, safety, taxation, local permits);

• Publish clear and transparent cancellation policies;

• Treat Travelers with professionalism and care.

Any false information, unavailability, or fraudulent conduct may result in suspension or termination of the partner Account.

Reservations made through Suudou are subject to the following conditions:

• Rates are set independently by Hosts;

• Suudou acts as a secure payment intermediary in collaboration with local and international financial partners;

• A commission may be withheld from each transaction under agreed contractual terms;

• Confirmations and receipts are delivered electronically;

• Payments are secured and processed exclusively via approved channels. Suudou does not store sensitive banking data.

Each Host defines a cancellation policy that is visible on the listing.

When a Traveler cancels in line with this policy, refunds are issued according to the Host’s stated procedures.

Suudou may suspend refunds in cases of suspected fraud or unresolved disputes.

Gnakry Real Estate SAS commits to ensuring the Platform’s technical reliability and safeguarding data.

Suudou cannot be held responsible for:

• Temporary interruptions due to maintenance or updates;

• Losses arising from improper use of the service;

• Inaccurate content provided by Users;

• Disputes between Travelers and Hosts.

Suudou may act as a mediator in the event of a dispute, without any obligation to guarantee outcomes.

All visual elements, trademarks, logos, interfaces, and content on the Platform are the exclusive property of Gnakry Real Estate SAS. Any unauthorized reproduction, distribution, or exploitation is strictly prohibited.

Hosts retain rights over photos and descriptions they publish but grant Suudou a non-exclusive license to display them across promotional channels.

Data collected via Suudou is processed in line with the Privacy Policy available at www.suudou.com/privacy.

Users may exercise their rights to access, rectify, or delete their data at any time by emailing [email protected].

Gnakry Real Estate SAS may suspend or delete an Account in the event of:

• Failure to comply with these Policies;

• Suspicious or fraudulent activity;

• Breach of contractual obligations.

Because the Platform continuously evolves, Suudou reserves the right to modify features, pricing, or usage conditions. Users will be informed of any material changes.

These Policies are governed by Guinean law. Parties should first seek an amicable resolution in case of a dispute.

If no resolution is reached, competent courts in Conakry have exclusive jurisdiction.
